Buying a New Koelbel Home

  5. Complete a homeowner orientation and close. After move-in, our team handles warranty questions for 12 months.

Yes. We frequently list quick-move-in homes across multiple communities. Inventory updates often, so check our Ready for Move In page for what’s currently available.

We schedule a New Homeowner Orientation prior to closing and support you after move-in. Koelbel addresses warranty concerns during the first 12 months; details vary by home and component, so ask your sales representative for specifics.

Financing & Preferred Lender

No. Laws don’t allow builders to require a specific lender. Koelbel does require buyers to obtain a loan commitment from our preferred lender to keep the process smooth; after that, you may close with the lender of your choice.

Community Banks Mortgage (a division of NBH Bank) is our preferred lender for new-construction experience, local presence, and broad loan offerings. A dedicated loan officer works with Koelbel buyers and has served our purchasers for decades.

From time to time, Koelbel offers limited-time programs (for example, a homeownership grant at Prelude at TAVA Waters). Programs change and have eligibility requirements—ask your sales representative for current offers.
