  • How many total homes will be built?

    Prelude at TAVA Waters will have a total of 86 townhomes in 21 buildings.

  • How many floor plans are you offering? What are the bed & bath counts?

    There is an A, B and C floorplan offering 2-3 bedrooms, 2.5 – 3.5 baths and loft/flex space. Each plan also features a rooftop deck and attached garage.

  • What is the earnest money deposit?

    We require a $25,000 deposit at time of contract. The remaining balance will be paid when you close on your completed home.

  • Will there be an HOA? And what about a Metro District?

    The Prelude at Tava Waters HOA is responsible for maintenance of the common area tracts and common utilities. This includes primarily landscape maintenance and snow removal on alleys, private roads, and walkways. The HOA is also responsible for Architectural Review and other items that the Owners determine to include in its scope of services.

    There is also a Community Agreement that provides access to and maintenance of certain infrastructure within the gated Tava Waters Planned Community.

    Lastly, there is a Club Agreement that allows access to club facilities at The Capitol, including pool, spa, clubhouse, and fitness center.

    Estimated Monthly Assessment is $250.

    The Fairlake Metropolitan District is a Colorado Title 32 entity responsible for certain assets available to residents. The annual budget is capped at 6.967 mills.

    The nearest grocery stores include King Soopers and the Walmart Neighborhood Market; both 1 mile away and Safeway is 1.8 miles away.

    Homeowners will have access to TAVA Waters’ state-of-the-art fitness facility, including indoor climbing wall, fitness studios and spa. The resort-style pool offers day-use cabanas, and you can kayak or paddle boat on Windsor Lake.

    The nearest bus stop is .08 miles and the 9 Mile Light Rail Station is 4.4 miles away.

    Prelude is less than a 2-hour drive to Winter Park and less than 80 miles to Rocky Mountain National Park (Estes Park). DIA is 21 miles and I25 is 5.9 miles away.

    You can walk, bike or run on the High Line Canal Trail, with access within about .25 miles. Or the Cherry Creek Trail access is about 1.5 miles away. You can enjoy the Windsor Lake Path around the lake at Tava Waters. Cherry Creek Reservoir and State Park are 6.6 miles. Common Grounds Golf Course is 3.6 miles away.

  • What types of community amenities are included in the TAVA community?

    Private Windsor Lake access and marina with kayak, paddle board/boat, canoe and bike rentals; onsite dining at The Local bar/restaurant; state-of-the-art fitness center including fitness classes and full yoga studio; sparkling pools with tanning shelf, hot tub and cabanas; highest private indoor rock climbing wall in the Denver Metro Area and unique outdoor spaces including a hammock grove, sports court and playground.

  • What are the closest restaurants?

    There are several great dining options within walking distance of Prelude at TAVA Waters including The Local which is onsite. Backstreet Tavern & Grill and Café Ciboulette are only a block away. Market Square at the Mississippi and Havana Shopping Center also has dozens of restaurants just a short walk or drive away.

    Lowry Town Center has many great options less than 10 minutes away and Cherry Creek’s well-known restaurants are within a 15 minute drive as well.

  • What school district and specific schools are designated for the neighborhood? Any private school options nearby?
