Prelude at TAVA Waters will have a total of 86 townhomes in 21 buildings.
There is an A, B and C floorplan offering 2-3 bedrooms, 2.5 – 3.5 baths and loft/flex space. Each plan also features a rooftop deck and attached garage.
We require a $25,000 deposit at time of contract. The remaining balance will be paid when you close on your completed home.
The Prelude at Tava Waters HOA is responsible for maintenance of the common area tracts and common utilities. This includes primarily landscape maintenance and snow removal on alleys, private roads, and walkways. The HOA is also responsible for Architectural Review and other items that the Owners determine to include in its scope of services.
There is also a Community Agreement that provides access to and maintenance of certain infrastructure within the gated Tava Waters Planned Community.
Lastly, there is a Club Agreement that allows access to club facilities at The Capitol, including pool, spa, clubhouse, and fitness center.
Estimated Monthly Assessment is $260.
The Fairlake Metropolitan District is a Colorado Title 32 entity responsible for certain assets available to residents. The annual budget is capped at 6.967 mills.

Lowry Town Center has many great options less than 10 minutes away and Cherry Creek’s well-known restaurants are within a 15 minute drive as well.
Denver School District 1. Nearby private schools include Graland Country Day School, Denver Academy of Torah, Stanley British Primary School and the International School of Denver.
I am so thrilled with my new townhouse and Koelbel Builders! While the entire process took longer than expected due to post pandemic supply & demand issues, Koelbel was entirely transparent about the challenges. In early 2021 my wife and I decided it was time to find our forever home. Being a Realtor, I knew that inventory was low, and having a home to sell, our timing had to be just right. One of our requirements for our new home was a main-floor owner's suite, which is hard to come by. While doing research for a client, I found Prelude at Tava Waters. Seeing the quality that Koebel builds while showing CityHomes at Boulevard One it was a no-brainer; we wanted to move forward with building with Koebel. We met with Community Sales Manager Lisa Lucero, who is by far the most genuine, kind, and honest person I've ever met. Lisa talked us through every building process step-by-step, especially since our first meeting was in the sales center and not in a model. We put our trust in Lisa, and she delivered. From weekly videos, emails, and calls, we developed a great relationship that remains strong to this day, almost a year after closing.
