An Innovative Campus to Foster Pioneering Healthcare Ideas

Following the success of our Catalyst development in Denver’s RiNo neighborhood, Koelbel has decided to bring the concept to Nebraska’s Omaha Steel Works, marking our first development project outside of Colorado. The vision for the building is to bring together some of the sharpest minds from different fields and create an environment in which they spark ideas that will ultimately improve health and healthcare. As both a partner and future tenant, the University of Nebraska Medical Center (UNMC) will play a vital role in reaching that vision.

“Koelbel is thrilled to bring its Catalyst concept to Omaha, which has proven to be tremendously successful in Denver… This is the first development outside of Colorado for Koelbel after nearly 70 years in business.”

Integrating Industries & Sectors

The multi-use project will feature 170,000 square feet of space across collaborative offices, an event center, food hall, and market. The amenities onsite will serve not just tenants but the UNMC campus as well with the goal to integrate UNMC to the broader private healthcare industry. The design of the building is complete, and ground has been broken, Koelbel expects the development to be done in Q3, 2024.

“The UNMC Innovation Hub at Catalyst is the next step to transform the Saddle Creek Campus from industry to innovation,” said UNMC Chancellor Jeffrey P. Gold, MD. “The flexible lease space will support entrepreneurial businesses in a collaborative environment, will generate income for UNMC and spur regional economic development.”
