WalshDupart and Koelbel & Company have officially broken ground on a new SpringHill Suites by Marriott at the intersection of Rendezvous Road and Highway 40 in Fraser, Colorado. The 103-unit, all-suite hotel will be the first Marriott-branded property in the Fraser Valley, filling a long-standing gap in premium lodging for the Winter Park/Fraser area.
Koelbel & Company—developers of Rendezvous, Grand Elk, and Arrow—have been investing in the region for more than 25 years and held this parcel for over two decades. The new hotel will reflect the valley’s heritage through custom interior and exterior design, blending lodge-inspired comfort with nods to the area’s ranching and fishing history. Amenities include an outdoor pool with views of the Continental Divide, an oversized fitness center, and a public bar, creating a hub for visitors and the local community alike.
The Fraser Valley is one of Colorado’s fastest-growing mountain destinations, attracting visitors year-round. From world-class skiing at Winter Park Resort—currently undergoing major expansion and infrastructure investment by Alterra—to Rocky Mountain National Park and Grand Lake nearby, demand for lodging continues to rise.
Until now, travelers have had to look more than an hour away for a Marriott property, in Frisco, Steamboat Springs, or along the Front Range. With Fraser also welcoming new commercial growth—including a hospital across the highway from the hotel site—the SpringHill Suites will serve both leisure and business travelers.

Together with the Town of Fraser and Marriott International, the partnership is delivering a hotel that will support tourism, local businesses, and the broader community for decades to come.
