Koelbel and Company Adds Life-Sciences/Advanced Manufacturing Building In Louisville

On March 7, 2024, Koelbel and Company added a new property to its Centennial Valley Business Park portfolio at 1171 Dillion Louisville, CO. A former Lowe’s hardware store, the building is approximately 130,000 square feet and came up for sale after Lowe’s moved its location to a neighboring city.

To attract life-science and advanced manufacturing tenants, Koelbel and Company will be completing an exterior renovation and adding power. The building’s core and shell are complete, making it a quick move in compared to other proposed projects in the area.

This project will be a joint venture with DRA Capital Advisors and Vitrian, which both have experience in the life-sciences sector. Koelbel and Company will draw on these partners in addition to its extensive knowledge and relationships within Louisville.

This will be the second time that Koelbel and Company has owned this property. It initially sold the vacant ground to Eagle Hardware, which was subsequently bought by Lowe’s, over 25 years ago.
